Loft Conversions and Building Regulations.

Building regulations approval is required to convert a London loft or attic into a liveable space.

This section provides guidance for making alterations to the loft space of an existing house which is no more than two storeys high including London houses with loft conversions. Requirements for alterations to an apartment or other dwellings like maisonettes, or houses over three storeys, will be similar but may be more extensive and possibly extend to other parts of the building.

The regulations will be applied to ensure, for example:

  • the structural strength of the new loft floor is sufficient
  • the stability of the structure (including the existing roof) is not endangered
  • safe escape from fire
  • safely designed stairs to the new loft floor
  • reasonable sound insulation between the loft conversion and the rooms below.

You may wish to make these alterations to enhance the storage facilities available or to increase the living space of the home.  If you plan to make the loft space more accessible or more habitable by, for example, installing a stair to it and improving it by boarding it out and lining the walls / rafters etc, more extensive work is likely to be required and the Building Regulations are likely to apply.

It is recommended that you contact Building Control to discuss your proposal – loft conversion – and for further advice and you must also find out whether loft conversion you intend to carry out falls within The Party Wall etc. Act 1996.

What improvements to an existing house may be necessary after converting loft?

Loft conversions and Smoke detectors.

Converting existing loft space into habitable space add another level to the house. Houses with three levels require to have mains powered, interlinked smoke detector. At least on each floor level. Usually, houses with the loft conversions have installed smoke detectors on each landing above the staircase. 

Fire rated doors and loft conversions.

Houses with 3 stories including ones with loft conversions in London should have fire rated doors FD30 installed to bedrooms and living spaces. If existing doors in the house are not fire rated, they can be painted with intumescent paint to provide 30min fire resistance. Painted doors need to be good quality. If doors have panels, they should be made from solid wood minimum 10mm thick. Another alternative to replacing existing doors with FD30 doors would be installing smoke detectors in each bedroom and living space. Loft Conversion bedrooms should have fire doors installed.
